The Resort at Del Rey Oaks will feature two Class A hotels that will “bookend” the 18-hole championship golf course with direct views of the golf course and the Monterey Bay.  The hotels and resort amenities will capitalize on the favorable climate of the Monterey Peninsula and will provide a more diverse resort experience than other resorts in the area for business and vacation travelers as well as corporate functions and conferences.  

Boutique HotelThe 104-room Boutique Hotel marks the northern entry to The Resort from General Jim Moore Boulevard.  It will be located at the 9th hole and next to the retail village.  The Boutique Hotel will provide the business and shorter-term traveler with an intimate environment where convenience, amenities, and personal service are emphasized.  The hotel will include food and beverage service, a business center, meeting rooms, and a shuttle to the clubhouse and driving range.

The 250-room Resort Hotel is located at the southern gateway to The Resort off South Boundary Road.  From this spectacular site, guests will have panoramic views of the Monterey Bay, ocean, mountains, and golf course.

Resort HotelThe Resort Hotel will provide a full-service experience catering to the vacation and leisure traveler as well as large corporate functions and conferences.  Amenities will include full service dining, a world-class spa, tennis courts and pools, conference facilities, meeting rooms, and business center.  Guests can walk to the clubhouse, driving range, and golf and tennis learning centers, which will all be located adjacent to the Resort Hotel.   

The Resort at Del Rey Oaks will also offer a condominium hotel for those who wish to own a resort suite in a hotel environment with the services of a hotel and the amenities of a resort at their doorstep.

 

The Resort at Del Rey Oaks will offer a variety of residences that cater to a range of household and lifestyle needs, all within the resort setting and with easy access to the open space and recreation amenities.

The choices include:

  • 20 senior casitas
  • 36 patio homes
  • 50 small golf villas
  • 71 town homes
  • 376 condominiums
  • 138 affordable units.Townhouse

The senior casitas, patio homes, and small golf villas are generally located along the perimeter of the 18-hole golf course.  The homes will be one- and two-stories in height and will range in size from about 1,800 to 3,500 square feet on lots up to 10,000 square feet.  

The town homes will offer attached dwelling units ranging in size from about 1,200 to 1,500 square feet and up to three stories in height.  Each town home will have a private front entrance and a covered garage accessible from the back of the unit. The town homes will be located along the main road with a view of the golf course over the patio homes and small golf villas.

CondosThe condominiums will be built in two clusters, one consisting of 200 units and the other consisting of 176 units.  The buildings in each cluster are intended to create a small village environment with about 18 to 30 units in each building and up to three and a half stories in height.  The condominiums will be an average of about 1,200 square feet in size and will also be located along the main road with views of the golf course.

Affordable HousingThe affordable units will be available to households whose incomes are within the thresholds established by Monterey County for very-low, low-, and moderate-income families.  These units will enable the City to meet its share of the regional housing demand and to satisfy the requirements of California Redevelopment law.  The units are intended to be a combination of rental and for-sale and are anticipated to provide housing for many of the service-related jobs at the hotels and golf course.

In addition, the Resort at Del Rey Oaks will offer a 175-room residential care facility for seniors who require or prefer to be in a residential environment where continuing care services are provided as needed.

Single Family HomeThe Resort at Del Rey Oaks will provide two resort residence opportunities for seniors:  20 single family homes (casitas) and a licensed 175-room residential care facility. all reserved for seniors.  Many of the casitas and the rooms in the residential care facility will have views of the golf course and all will be within easy walking distance of the neighborhood retail village and a transit stop at the entrance to The Resort.

SeniorsThe residential care facility will provide a wide range of services that are also available to those who live in the casitas.  Each senior or senior couple at the residential care facility will have a separate living accommodation in a shared setting with common areas, activity spaces, and a central dining room.  Meals and supportive services to assist with daily living and medical conditions are available to fit the individual situation of each senior depending on their level of independence and need for assistance.

The menu of supportive services includes three meals a day, assistance with bathing, medications, dressing, housekeeping, and transportation services.  

The casitas and the residential care facility are intended to provide an option for many of the residents of Del Rey Oaks who would prefer to stay within their own community in their later years and to meet a growing need for resort residences and continuing care that cater specifically to the special requirements of seniors.

The Resort at Del Rey Oaks will include 138 units of affordable housing, consistent with the requirements and policies of California Redevelopment Law, the City of Del Rey Oaks, and the Fort Ord Re-use Authority.  The affordable housing represents 20 percent of the total residential units to be built at The Resort.  Affordable Housing

The affordable housing units are expected to include a combination of rental and for-sale homes in order to help meet the varying needs and financial capabilities of households that qualify for affordable housing.  The homes are anticipated to range in size from one to three bedrooms.

The rental product will be targeted to households that do not have the financial resources to meet the requirements for a down payment and the added expenses that come with home ownership.  The for-sale product will be targeted to low- and moderate-income households.

The affordable housing at The Resort at Del Rey Oaks will help to address the jobs/housing balance by providing housing opportunities for people expected to be employed at the hotels, the golf course, the retail stores, and by the residents in the community.

Federal Development is working with a non-profit corporation to develop and manage the affordable housing, in compliance with all state and local regulations.  The design, quality and maintenance of the affordable housing will be consistent with the level of design, quality, and upkeep of the market-rate housing and will be a source of pride for the families that live in the affordable housing as well as the residents of Del Rey Oaks.

The retail area is located at the main entrance to the community, creating a gateway on General Jim Moore Boulevard where the existing town meets The Resort.  The retail village will provide a convenient Sidewalk Cafeand easily accessible place to pick up a newspaper or a bouquet of flowers, grab a cup of coffee or a desert, buy a loaf of bread or a bottle of wine, find a needed sundry or have a casual or intimate meal.

The shops can be reached by car, on foot, by bicycle and golf cart.  Located adjacent to the boutique hotel and a short distance from the resort hotel, the retail shops will provide guests of both hotels with conveniences to meet their business and travel needs.  The retail village will feel like its just “down the street” for the residents and visitors of The Resort.

Intimate in nature, the shops at The Resort will focus on non-chain users that provide business opportunities for local entrepreneurs.

The retail area is located at the main entrance to the community creating a gateway connecting the old and the new.  Site design, architecture, and landscaping will create a village atmosphere where people can easily mix, mingle, work, and play. 

The signature element and focal point of The Resort at Del Rey Oaks will be an 18-hole championship golf course on 142 acres.  It will be designed by Fezler/Cowley, who designed the Monterey Peninsula Country Club, to be a dramatic and imaginative course that blends with the existing natural landscape.

GolfersAlthough the Monterey Peninsula has an extensive supply of golf courses, demand from golfers in the area still exceeds the supply of golf courses by over 200,000 rounds of golf per year.  The Monterey Peninsula was voted the #1 golf destination in the world by Golf Digest.

This enthusiasm for the Monterey Peninsula comes in spite of long-standing drainage problems due to wet winters, underlying clay and rock conditions, and fairways plagued by dampness that can limit playability.

The Resort at Del Rey Oaks will not be subject to these conditions because it is located in a warm, open, and sunny setting between the mountains and the sea, a climate that will promote year round playing conditions.  Tennis PlayersThe environmentally friendly course design will integrate water features that will double as bio-retention and storm collection storage ponds that will reduce water demand.  The design will focus on natural vegetation and topography.  For example, cart paths will appear as natural features that blend with the existing landscape.

Another distinguishing feature of The Resort at Del Rey Oaks will be a new state of the art clubhouse, driving range, and national golf and tennis learning centers, all within easy walking distance of the clubhouse.  The learning centers will provide professional instruction for visitors and local residents to improve their golf and tennis games.
