The Resort at Del Rey Oaks provides new opportunities for resort living that will promote an inclusive sense of community for all residents of Del Rey Oaks.  

Land uses, building setbacks, building heights, building styles, and landscape treatment have all been thought through with the intent of seamlessly integrating The Resort at Del Rey Oaks with the existing town, respecting the established neighborhoods and enhancing the amenities available to all residents.
  • The retail village, senior residential care facility, Boutique Hotel, and affordable housing are located along General Jim Moore Boulevard to provide easy access for all residents of Del Rey Oaks and greater proximity to public transit.
  • New residential development and senior living are clustered on the northern half of the site, closest to existing neighborhoods, and most of the visitor serving uses are located furthest away.
  • Meidterranean StyleThere are many resort housing types, from single family homes to condominiums and town homes, so that existing and future residents will have choices that reflect different lifestyles and will result in a diverse community.
  • Building densities, setbacks, heights, and styles are designed around a Mediterranean theme and are intended to be compatible with the fabric of the existing community.
  • Building heights are restricted to maintain the privacy of adjoining neighborhoods and minimize the visual impact for existing residents with a view of the site.
  • Landscaping is designed to encourage the use of native and fire-resistant vegetation while providing special “gateway” treatment leading to the two hotels.
  • All residents will have easy access to all the community amenities, including three city parks, a playground, community center, 18-hole championship golf course, driving range, golf and tennis learning centers, and a network of pedestrian and bike paths that will link The Resort and the existing town.

The Resort at Del Rey Oaks will offer residential living in a resort setting, complete with community amenities that include three city parks, all with parking, a playground, a community center, an 18-hole championship golf course, full-service clubhouse, driving range, golf learning center, tennis learning center, and paths for walking, jogging, bicycling, and golf carts that run through and around the Resort and tie into the existing Del Rey Oaks community.

The community amenities are clustered in three major locations at The Resort.  One is located at the southern end of the golf course on land on which Caltrans holds an easement for the possible construction of the Highway 68 by-pass at some time in the future.  This cluster of amenities includes a city park of about four acres with parking and professional golf and tennis learning centers as well as a driving range, all of which are next door to the clubhouse and the Resort hotel.  

Parks

A second cluster of community amenities is located at the northern end of the golf course at the intersection of General Jim Moore Boulevard and South Boundary Road.  It includes a second city park of about 2.5 acres with parking and a 3,500 square foot community center on the abandoned right-of-way resulting from the re-alignment of South Boundary Road.  The other amenities in this cluster include a 2.5 acre preserve for the California Native Plant Society, the 18-acre Monterey Peninsula County Park, the Frog Pond Park in Del Rey Oaks, and the proposed neighborhood retail center. 

The city park and community center will provide a convenient way for the existing residents of Del Rey Oaks to access the open space in this area and to tie into the pedestrian and bicycle paths at The Resort.

The third cluster of community amenities is located in the center of The Resort and includes a third city park, the largest of the three at about 6.5 acres, with parking, a playground, and grassy areas for active play.  It offers all residents of Del Rey Oaks the opportunity to share in the views and amenities at the heart of The Resort.

All three clusters of community amenities are connected by pathways that circle the golf course and the entire site to encourage walking, jogging, biking, and the use of golf carts.

There are numerous economic benefits that will flow to the City of Del Rey Oaks and its residents from the proposed development.  Most importantly, The Resort at Del Rey Oaks will generate one-time revenues from the sale of land and ongoing, annual revenues from property taxes, hotel occupancy taxes, and retail sales taxes that will serve as an economic engine to support the costs of community amenities and services.

In addition, The Resort at Del Rey Oaks will generate these additional economic benefits:

  • Revenue enhancement for an economic participation with the City
  • Environmental insurance coverage for the City
  • World class golf course, driving range, golf school and tennis school
  • Discounted golf course green fees to Del Rey Oaks residents
  • Greater land sale proceeds to the City from higher land values due to the orientation of development parcels to maximize views of golf course and bay
  • Improvements to General Jim Moore Boulevard and South Boundary Road
  • Traffic impact fees to support regional infrastructural improvements
  • Construction jobs and new and sustainable permanent jobs at the hotels, golf course, senior housing and retail components
  • Affordable housing, both rental and for-sale

Environmental sustainability is an important element of The Resort at Del Rey Oaks, in both the planning and implementation of the development.  The goal is to create a sustainable community through the use of appropriate green building practices from the very beginning of the planning process through design, construction and ongoing operation.  LEED certification will be pursued where appropriate.

The following are some of the sustainable strategies that are currently being employed and others that will be considered as the development progresses:

  • Site Preparation:  Certification of clearance of environmental contaminants and hazards from EPA and DTSC
  • Site Planning:  Clustering of development to conserve land and provide ample open space and recreational uses and consolidation of building footprints to maximize permeable ground cover
  • Land Uses:  Combining housing and jobs and providing a pedestrian, bicycle, and golf cart network to minimize the use of automobiles and improve the jobs/housing balance
  • Compatibility with the Natural Environment:  Minimizing grading and creating retention basins to capture all water run-off and recharge the water basin
  • Water Conservation:  Maximizing the use of recycled water for irrigation purposes and incorporating the use of low-flow, efficient plumbing fixtures
  • Landscaping:  Minimizing turf areas and incorporating native as well as drought and fire resistant plantings to reduce water consumption and blend with the native habitat
  • Building Design, Construction Materials:  Orienting, designing and constructing buildings to lower heat gain, provide moisture control and efficient insulation, take advantage of prevailing breezes, reduce energy demand, maximize natural light and ventilation, and employ the use of renewable, recycled, locally produced, and low-emission construction materials
  • Reliable Technologies:  Incorporating opportunities for solar energy, geothermal, and green roof technologies and advanced HVAC systems
  • Construction waste:  Minimizing, recycling and salvaging
  • Energy Conservation:  Using energy star appliances and fluorescent lighting, and employing daylighting control strategies where practical for street lighting in order to minimize the use of artificial illumination.
